City research
Austin market research
Sales activity increased while the three-month median sale price remained below the prior-year level. That combination is consistent with buyers continuing to transact at adjusted prices, not with every Austin submarket moving in the same direction.
Pflugerville market research
Pflugerville recorded the largest year-over-year median sale-price decline in this eight-city comparison, while May sales increased 15.9%. The market was not frozen. Buyers continued to close, but at a lower citywide median than in the comparable prior-year period.
Round Rock market research
May sales increased 4.8%, while the three-month median sale price declined 6.3% and median market time lengthened by six days. Buyers were still closing, but sellers generally needed to meet a more price-sensitive market.
Georgetown market research
The three-month median sale price declined 3.3%, while May sales increased 10.2% and median market time improved by two days to 68. Buyers were active, but the citywide pace still gave many shoppers time to compare alternatives.
Leander market research
May sales rose 14.8%, while the three-month median sale price declined 6.4% and median market time increased by 13 days. More homes changed hands, but buyers generally had more time and price sensitivity than a year earlier.
Cedar Park market research
The three-month median sale price declined 2.0%, May sales increased 2.5%, and the median home sold after 41 days. The market showed relative speed without a broad year-over-year price increase.
Hutto market research
May sales increased 4.4%, while the three-month median sale price declined 4.2%. Median market time reached 98 days, 46 days longer than the comparable prior-year period. Hutto had the longest citywide selling pace among the eight markets reviewed.
Manor market research
The three-month median sale price declined 3.1%, May sales declined 25.8%, and median market time held at 84 days. Because only 78 homes sold in May, the composition of those closings can move the citywide percentage more sharply than in a larger market.
